不算不知道 房屋负担最轻的城市竟然是它

根据多伦多一家知名房地产网站Zoocasa刚刚发布的研究报告,年轻人如果要买房,最好去萨省(Saskatchewan)首府Regina,那里不仅物业便宜,容易负担,而且居民平均收入水平相对又较高,因此成为加拿大房屋负担最轻的城市。http://pub.bcbay.com/upload_files/image/201902/20190219_15505999481257.jpgZoocasa根据联邦统计局和各城市地产局的资料进行计算,发现Regina的平均房价只有$284,424,而居民年收入中位数则为$58,823。如果除去按揭供款(约为$38,798),那么业主每年享受高达$20,025的收入盈余,可以用于消费的其它方面。http://resource.img1.ybbs.ca/media/2877e15d5a26fbb2d13f679ff6035978.jpg在年轻人即25-34岁年龄组中,Regina的每年享受的收入盈余也是最高的:http://resource.img1.ybbs.ca/media/44a958a27bef190cac9c0aac8605c217.jpg各年龄组中,一般35-44岁组的收入最高,Regina在这个组仍然高居第一:http://resource.img1.ybbs.ca/media/941c33b27b30bf1c202ee58b33d5be28.jpg其实Regina的平均房价并不算低,新不伦瑞克省的圣约翰市(Saint John)就比它低,只要$181,576,比Regina少了10万多。遗憾的是,圣约翰的实际收入中位数只有$42,888,若减去买房所需的按揭,实际上收入盈余只剩下 $18,038,最后只能屈居第二了。









按照相同算法,阿省埃德蒙顿(Edmonton)位列第三:这里平均房价为$338,760,收入中位数为$64,036,减掉按揭之后的收入盈余则是$17,826。

毫不令人意外的是,从上图可见,温哥华、多伦多和维多利亚等城市则是房子最不容易负担的地方。这里的居民根本享受不到收入盈余,而是收入完完全全不够!比如温哥华,目前平均房价高达$102万元,买一套普通房屋所需的收入为$139,082,但所有年龄组的收入为$50,721元,25至34岁组的收入为$46,308元,35至44岁组的收入也只有$55,566元。由此可见,为何温哥华居民要望房兴叹了!其实多伦多也好不到哪儿去。这里的平均房价为$748,328,买一套普通房屋所需的收入为$102,079,但25至34岁年龄组收入中位数为 $51,2880,35至44岁年龄组收入为$61,488,所有年龄组收入中位数只有$55,221元。这种情况下,买房及养房当然就很难了!实际上,全国各大城市中,房屋负担最重的地方几乎都在BC省以及包括GTA在内的安省南部地区。全国房屋负担最轻的5个城市:1.
